Typically, for a standard residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Certain details pertaining to an assignment are to be discussed with the appraiser's client. So, as a homeowner, if you would like to review the appraisal document, you generally have to obtain it through your lender and not the appraiser.

Other obligations include numerical accuracy depending on the scope of the assignment, reaching and maintaining an adequate level of competency and education, and the appraiser must conduct him or herself as a professional.
